Thailand Expands Elite Visa Access 🇹🇭
Does Fed Decision = Bullish Market? 🇺🇸
Italian Proposal to Lower Naturalization Period to 5 Years Instead of 10 🇮🇹
Let’s go!
UPDATE
Belize is seeing a surge in investment, with its growing tourism, stable economy, and favorable tax laws driving demand, especially in real estate. Key trends shaping the market include:
Tourism Boom: Belize’s natural attractions, like the Barrier Reef and Maya ruins, have fueled demand for hospitality infrastructure and vacation rentals.
Favorable Climate: The Belizean government encourages foreign investment with incentives with a territorial tax system and easy property ownership for non-citizens.
Residency & Citizenship: Belize offers fairly easy and straightforward paths to both permanent residency and citizenship, being a commonwealth country.
Emerging Sectors: Tourism, luxury development, and agriculture are offering profitable opportunities for investors.
UPDATE
Thailand has expanded its Elite Visa program, allowing applicants from nearly every nationality—except North Korea. The visa, offering stays from 5 to 20 years, is designed to attract high-net-worth individuals looking for long-term residency without citizenship pathways.
What changed? The program previously restricted applicants from 28 nations in Asia, Africa, and the Middle East, but recent changes reflect Thailand’s push to broaden its appeal.
Visa Options: Membership tiers range from $27,000 to $150,000 for 5-20 year visas.
One exception: North Koreans remain ineligible.
UPDATE
A Bybit executive recently discussed how anticipated Federal Reserve rate cuts could impact crypto markets. With potential rate reductions in 2024, crypto could benefit as lower interest rates often make riskier assets more attractive.
Why it matters: Rate cuts might push investors toward crypto, seeking alternatives to traditional investments with lower yields.
Bybit’s view: The platform expects increased liquidity, which could positively affect digital assets like Bitcoin and altcoins. However, market volatility remains a concern amid regulatory uncertainties.

UPDATE
In August 2024, several migrant organizations in Italy proposed a national referendum to reduce the citizenship-by-naturalization process from 10 to 5 years. This change aims to align Italy’s requirements with other European nations like France and Germany. Despite Italy granting the highest number of naturalizations in 2022, the current process includes an additional 2-3 year wait for approval after applying.
What's next? The proposal needs 500,000 signatures by September 30 to be considered for a national referendum.
MARKET REVIEW OF THE WEEK
Koh Kong, Cambodia 🇰🇭

Rental yields in Cambodia can range between 6-8%, especially in tourist or developing areas, which Koh Kong, with its proximity to natural attractions, also follows.
Top Niches
Eco-tourism & Sustainable Real Estate: Koh Kong is known for its natural beauty, including forests and coastlines. Eco-lodges and sustainable tourism ventures are top opportunities as the eco-tourism sector expands.
Agriculture & Land: Investors are exploring agricultural real estate due to the fertile land in the region, making agro-processing projects appealing.
Residential & Tourism Development: As tourism grows, there’s increasing demand for hospitality infrastructure, vacation homes, and rental properties.
Current Opportunities
Tourism-Related Development: With an increase in tourist interest in sustainable and luxury accommodations, there’s room for growth in modern resorts and boutique hotels.
Agriculture: Investors are increasingly eyeing agricultural projects, particularly those tied to sustainability, given Cambodia’s focus on this sector.
BOOK OF THE WEEK
Bionomics: Economy as Ecosystem by Michael Rothschild presents the idea that the economy functions like a biological ecosystem. Rothschild argues that economic systems are driven by competition, adaptation, and evolution, much like living organisms in nature. He challenges the traditional views of economics by suggesting that businesses, technologies, and industries evolve in response to environmental pressures, leading to continuous innovation and growth.
Rothschild emphasizes that just as ecosystems are self-organizing and dynamic, so too are economies. He highlights the role of technology as a catalyst for change, propelling economic "species" to either adapt or risk extinction. By likening businesses to living organisms, Rothschild’s bionomic model underscores the interconnectivity and complexity of economic systems, where survival depends on constant evolution and adaptation.
