UPDATE

Russia has unveiled a new visa program called the "Shared Values Visa," aimed at citizens from countries it deems to share core values with. The move underscores a tightening of borders as global tensions rise.

Eligible Nations Announced: Russia revealed a list of 19 countries eligible for this visa, including the US, China, EU, and several African nations, reflecting its pivot away from Western influence.

What’s Next?: Applicants can apply for either a one-year or five-year visa. The policy appears designed to foster closer ties with non-Western countries.

UPDATE

The legality of holding multiple passports with different names is a gray area in international law. Some countries permit dual or multiple nationalities, while others impose restrictions or deny such rights.

The Legal Loopholes: In many cases, variations in names across passports arise from differences in alphabet or naming conventions between countries, which can create discrepancies.

Risks Involved: Carrying passports with different names can raise red flags during international travel, potentially resulting in legal challenges.

UPDATE

As global tensions rise, people are eyeing countries deemed safest in case of a large-scale conflict. Express compiled a list of potential havens for those looking to escape the chaos.

Top of the List: New Zealand, known for its isolation and peaceful reputation, ranks high. Switzerland and Iceland also make the cut, thanks to their neutrality and remote locations. Argentina and the rest of the southern cone are top choices thanks to their fertile land and ease of obtaining residency.

Other Considerations: Countries like Bhutan and Canada are highlighted for their stability and non-aligned foreign policies.

MARKET REVIEW OF THE WEEK

New Asuncion, Paraguay 🇵🇾

While South American markets often fly under the radar, New Asunción is emerging as a hot spot for investors in 2024. Offering rental yields of up to 7.33% on larger homes, Paraguay’s capital across the river is attracting attention for its combination of affordability and steady rental demand.

Strong Yields, Attractive Returns
New Asunción’s real estate yields range from 5% to 7.33%, particularly for larger, 300-square-meter homes. These properties are proving to be solid investments, offering long-term income potential in a growing market.

Foreign-Friendly Market
The city is seeing an influx of foreign renters, largely due to Paraguay's appealing residency programs. Investors who cater to these tenants with furnished rentals and streamlined paperwork can boost occupancy and returns.

Opportunities in Modern Apartments
With foreign demand on the rise, modern apartment developments are also seeing success, especially for expats and professionals. Investors can achieve higher yields by tailoring properties to meet their needs.

New Asunción’s real estate market may not dominate headlines, but for yield-focused investors, it’s one to watch.

BOOK OF THE WEEK

1984 by George Orwell depicts a dystopian society where the government, known as the Party, exercises complete control over its citizens. The novel follows Winston Smith, a man living in Oceania, where every aspect of life is monitored, and even thoughts are subject to scrutiny. The Party (state) rewrites history and uses propaganda to maintain its absolute power.

Winston secretly despises the Party and longs for freedom and truth. As he begins to question the world around him, he takes dangerous steps toward rebellion. The story explores themes of surveillance, totalitarianism, and the power of control over reality.
