Here’s what we’ve got this week:

  • Spanish Citizenship By Descent Extended Until 2025 🇪🇸

  • Vanuatu’s Blockchain Bond 🇻🇺

  • Understanding Japanese Permanent Residency 🇯🇵

  • Telegram’s TON Ecosystem 🌐

Let’s go!

UPDATE

Spain has extended its Citizenship by Descendant Law, also known as the "Grandchildren Law," until October 2025. This law allows descendants of exiled Spaniards to apply for Spanish nationality.

Extending the Opportunity

The extension aims to allow more descendants of exiled Spaniards, especially those affected by the Civil War and Franco’s regime, to formalize their citizenship requests.

Application Numbers

Since the law took effect in October 2022, over 226,000 descendants have applied for Spanish nationality, with more than 110,000 approvals.

UPDATE

Vanuatu, a Pacific island nation, has introduced the world's first sustainable blockchain bond, aiming to bolster its climate resilience and renewable energy initiatives.

Leading the Charge

The new investment-linked Citizenship Program focuses on funding coconut bio-fuel projects to help Vanuatu achieve its ambitious 2030 carbon net zero goals.

A Dual Purpose

This innovative bond serves a dual purpose: providing a pathway for international investors to obtain Vanuatu citizenship while directing significant funds towards sustainable development projects.

UPDATE

Japan has streamlined its permanent residency (PR) process, reflecting its need to address labor shortages due to an aging population and low birth rates.

Shortened Requirements

The introduction of the Highly Skilled Professional (HSP) visa in 2012 and subsequent adjustments reduced residency requirements for PR eligibility from ten years to as little as one year for highly skilled applicants.

Benefits of PR

PR status in Japan offers independence from employer sponsorship, stability during unemployment, and the ability to retire in Japan. Recent trends show an increasing number of PR inquiries, highlighting Japan's growing appeal as a long-term destination.

UPDATE

Telegram's shift to using the TON blockchain for payments and ads has the potential to revolutionize its ecosystem. By adopting Toncoin (TON) for transactions, Telegram aims to create a circular economy within its platform.

Major Milestone

With the launch of Toncoin payments for ads, a record 156,000 TON wallets were activated in a single day. This shift is designed to simplify transactions and reduce fees, enhancing user experience and financial inclusion.

Strategic Moves

Tether's integration of USDT and XAUT on the TON blockchain aligns with Telegram's vision for a decentralized, borderless financial system. This move increases liquidity and offers a seamless value transfer for Telegram's 900 million users.

MARKET REVIEW OF THE WEEK

Phnom Penh, Cambodia 🇰🇭

Rental Yields and Profitability Rental yields in Phnom Penh for 2024 are generally strong, averaging between 5-7% for luxury condominiums. This return on investment is driven by the city's ongoing development and growing demand from both locals and expats.

Promising Niches

  • Luxury Condominiums: High-rise luxury condos dominate Phnom Penh's skyline, offering modern amenities and strong rental yields. These properties are particularly appealing due to the city's growing affluence.

  • Student Accommodation: With a lack of dedicated student housing, this sector presents a significant opportunity for real estate repositioning and development. Investing in secure and affordable student accommodations can cater to a growing need and ensure steady occupancy.

  • Commercial and Retail Spaces: Despite some market challenges, there is potential in the expansion of retail spaces driven by economic recovery. New retail centers are expected to open by 2025, indicating growth prospects in this sector.

Key Considerations Investors should be aware of the oversupply issue in the market, which has led to intense competition among landlords and developers. This makes it a buyer's market with plenty of quality options at competitive prices. Additionally, while the demand from foreign investors has shifted, the local market continues to absorb available inventory steadily.

BOOK OF THE WEEK

Education of a Wandering Man by Louis L'Amour is an autobiographical account of the author's unconventional journey to self-education. L'Amour chronicles his adventures across the world, working various jobs, and embracing a life of constant movement. Through his travels, he reads voraciously, amassing knowledge from diverse sources, which profoundly influences his writing and worldview.

The book highlights L'Amour's belief in the value of experiential learning over formal education. His stories illustrate how curiosity and a thirst for knowledge can lead to a rich, well-rounded understanding of the world. L'Amour's narrative is both a memoir and a tribute to the power of books and lifelong learning.
